Natural Beauty in the Central Texas Hill Country

Darryl and I travel the Hill Country loop.  My sister, Dana and her husband Wayne live in Kerrville,   their chrildren and grandchildren live in San Antonio.  Our real estate business takes us to Austin, Spicewood, Marble Falls, Horsehsoe Bay, New Braunfels, Kerrville and San Antonio.   Being on the road is where we stop and take these fantastic pictures.

We are also living the lifestyle in the Hill Country.  There are 7 beautiful lakes surrounding the Hill Country.  We have visited Lake LBJ , Lake Travis,  Buchanan Dam, Canyon Lake and Lake Marble Falls.  All of these lakes have so much to offer.  Our favorites are Lake Travis and Canyon Lake so far because  many of the marinas and restaurants allow you to park your boat in their docks.

My sister and her husband are moving to Lakeway, (just outside of Austin) closer to us.  They want to enjoy their senior years playing with us on the lakes and just generally spending time together.  We will be exploring and finding great places to visit like Gruene Texas, just outside of New Braunfels.

I am posting a link to their listing under the “Kerrville tab” in the Go Second Homes website. This is one fantastic place.  Dana and Wayne are interior decorators from California, although Dana was born in Dallas.  In this case, pictures are not worth a thousand words.  You really need to call me and let me give you the grand tour and point out all of the new upgrades including the wrought iron fence, stainless steel appliances,  granite counter tops , new roof and more. The golf course is their back yard.  Kerrville is sometimes referred to as the “Heart of the Hill Country”.   There are not too many homes on the market with 3 bedrooms and 41/2 baths and almost 3000 s.f.  The sunsets sitting on the back patio, well,  you saw one on them in our picture gallery.

Vacation Homes Sales Hold Even in 2010

Vacation- and Investment-Home Shares Hold Even in 2010

Washington, DC, March 30, 2011

The market share of vacation- and investment-home sales1 held steady in 2010, although the sales volume declined with the overall market, according to the National Association of Realtors®.

NAR’s 2011 Investment and Vacation Home Buyers Survey, covering existing- and new-home transactions in 2010, shows vacation-home sales accounted for 10 percent of transactions last year while the portion of investment sales was 17 percent, both unchanged from 2009.

NAR Chief Economist Lawrence Yun said, “Despite extraordinarily tight credit conditions for purchasing a second home, the market share for vacation and investment homes held steady,” he said. “A sizeable number of buyers made deals with all-cash offerings.”

All-cash purchases have become prevalent in the second-home market in recent years: 59 percent of investment buyers paid cash in 2010, as did 36 percent of vacation-home buyers.

With an overall decline in home sales during 2010, the volume of 543,000 vacation-home sales was down 1.8 percent from 553,000 in 2009. Investment purchases fell 7.8 percent to 867,000 in 2010 from 940,000 the previous year. Primary residence sales declined 5.6 percent to 3.81 million from 4.04 million in 2009.

Foreclosure or trustee sales accounted for 17 percent of investment purchases and 11 percent of vacation-home sales in 2010, compared with 5 percent of primary purchases. “Second home buyers purchased more distressed homes at discount than did buyers of primary residences,” Yun said.

The median vacation-home price was $150,000 in 2010, down 11.2 percent from $169,000 in 2009, while the median investment-home price was $94,000, which is 10.5 percent below the $105,000 median in 2009. By contrast, the median primary residence price declined a relatively modest 4.5 percent to $176,700 last year from $185,000 in 2009. 2

The typical vacation-home buyer in 2010 was 49 years old, had a median household income of $99,500 and purchased a property that was a median distance of 375 miles from his or her primary residence; 31 percent of vacation homes were within 100 miles and 41 percent were more than 500 miles.

Investment-home buyers had a median age of 45, earned $87,600 and bought a home that was fairly close to their primary residence – a median distance of 19 miles.

“The fall in home prices has opened opportunities for more families to enter the second-home market – the median income of investment buyers today is lower than it’s been in recent years,” Yun said. While the median income of vacation-home buyers in 2010 is slightly above 2007 when it was $99,100, the median income of an investment-home buyer is 5.7 percent below $92,900 in 2007.

“Even if purchases are delayed due to economic circumstances, the underlying long-term demand – the desire for purchasing second homes – remains because people in their 30s and 40s will reach the prime age for buying and will drive the second-home market in coming decades as conditions permit,” Yun added.

Currently, 40.7 million people in the U.S. are ages 50-59 – a group that dominated sales in the first part of the past decade and established records for second-home sales. An additional 43.8 million people are now in the primary buying demographic of 40-49 years old, while another 40.4 million are 30-39.

Lifestyle factors continue to be the primary motivation for vacation-home buyers, with the desire for rental income driving investment purchases. Vacation homes were more likely to be located in a rural area, while investment homes were more likely to be in a suburban location.

“Vacation-home buyers want the property for their own personal use, with 84 percent saying the primary reason for buying was to use for vacations or as a family retreat,” Yun said. “Rental income generation was the primary motive for investment buyers. At the same time, nearly half indicated they sought to diversify their investments or saw a good investment opportunity.”

Thirty-four percent of vacation-home buyers said they plan to use the property as a primary residence in the future, as did 10 percent of investment buyers.

Twenty-one percent of investment buyers and 14 percent of vacation buyers purchased the property for a family member, friend or relative to use. “Some of these buyers purchase a home for their son or daughter to use while attending school,” Yun explained.

Vacation-home buyers plan to keep their property for a median of 13 years while investment buyers plan to hold their property for a median of 10 years.

Thirty-six percent of vacation homes purchased in 2010 were in the South, 27 percent in the West, 19 percent in the Northeast and 15 percent in the Midwest; 3 percent were located outside of the U.S.

The distribution of investment properties differed from vacation homes: 32 percent were in in the South, 24 percent in the West, 21 percent in the Northeast and 20 percent in the Midwest; 3 percent were purchased outside the U.S.

NAR’s analysis of U.S. Census Bureau data shows there are 7.9 million vacation homes and 41.6 million investment units in the U.S., compared with 74.8 million owner-occupied homes.

NAR’s 2011 Investment and Vacation Home Buyers Survey, conducted in March 2011, includes answers from 1,895 usable responses about home purchases during 2010. The survey controlled for age and income, based on information from the larger 2010 NAR Profile of Home Buyers and Sellers, to limit any biases in the characteristics of respondents.

Gruene Historic District – A True Texas gem

Recently, Darryl and I decided to check out Canyon Lake which is about an hour from Lake Travis towing a boat. It is another beautiful lake in the Hill Country of Texas.  We took some time off the boat, went exploring and discovered Gruene (pronounced Green) Historic District just on the outskirts of New Braunfels.  What a find!  The Guadalupe River runs through Canyon City and- Gruene. This entire area is all about tubing, canoeing, boating and don’t forget fishing. It is just a never ending “find” in the Hill Country.  What a fantastic place to work, live and enjoy life.  Who says “you can’t have it all!”

Grab your ribs and eat down on the river and don't forget the sangria!!

History of Gruene Arriving in Texas in the mid-1840s, German farmers became the first settlers of what is now known as Gruene, Texas.  A German immigrant, Ernst Gruene, and his bride Antoinette, had reached the newly established city of New Braunfels in 1845, but acreage was scarce.  Thus, Ernst and his two sons purchased land just down river and Ernst built the first home in Gruene in early fachwerk style.  His second son, Henry D. Gruene, built his home and planted his surrounding land with cotton. Having become the number one cash crop, the cotton business soon brought 20 to 30 families to Gruene’s  lands.
Gruene built houses in various styles-a Victorian cottage, a large brick home, and a frame house for the foreman of his farm.  The first mercantile store was built in 1878 and a cotton gin powered by the Guadalupe River was addes soon after.  Further construction during this profitable time included a dance hall and saloon-Gruene Hall-which became the center of the community’s social life.
As the mercantile building sprang up in 1904.  However, the death of Henry D. in 1920 marked the downfall of Gruene’s development and good fortune.  In 1922, the original cotton gin burned and was replaced down the road by a modern electric model. Yet, the economic disasters of the boll weevil and the Depression were too much for the family businesses and they went under, except for Gruene Hall, which never closed.
   

It was not until 1974-75, when much of the Gruene estate was sold, that new purchasers arrived.  New businesses were established and all of Gruene was placed on the National Register of Historic Places.  Today, Gruene is once again a thriving community and as citizens of Gruene, we welcome you to come out and walk around; enjoy our rich history. But most of all, enjoy your visit.

Livin’ the Life in the Hill Country!

Even the Deer like to stop by for a drink!

We have finally landed in the beautiful Hill Country of Texas! We lived in Chama New Mexico for almost 13 years where we owned and operated The Gandy Dancer Bed and Breakfast. So many of our guests were from the Texas Hill Country and they became our friends over the years. This is where we first learned about the Hill Country of Texas. If any of our friends are out there reading this blog, please get in touch. you know where we are but we don’t know where you are. Darryl and I would love to hear from you and thank you so much for telling us about this wonderful land and thank you for the pictures you brought us showing how really beautiful the Hill Country is. You are one of the factors in our choosing the Hill Country. Another factor is we have a lot of family in San Antonio and Kerrville. We settled in Spicewood, Texas in the subdivision of Windermere Oaks on Lake Travis. WOW!! What a discovery to find the lifestyle we love so much. We live and play in our hood. We have a private marina so it takes literally a couple of minutes from home to boating.

 Lake Travis is 65 miles long with coves everywhere. You can pull up to many different restaurants for dinner, stay in a transient slip in any number of marinas averaging $30.00 per night including electricity and water. We have lived on Lake Travis for over 2 years and have not seen the entire lake yet. We just have too much fun exploring and then staying the day and/or night in one of the coves We even have a spring fed waterfall on the lake. It is great fun just staying in the water under the falls.

louisiana shrimp boil Texas style in our hood!

Darryl and I visited Canyon Lake this weekend. Just another beautiful lake in the hill country. It takes about an hour towing the boat but worth the trip. To be honest with you, we would probably never go to any other lakes but we want to see them for ourselves and be able to talk with you about hill country lakes and different communities. We tried to do this on the internet but it is next to impossible. We will post pictures of different lakes as we visit and will rate them for you. We can tell you about the marinas, restaurants around the lake, real estate and much more. We want to share this with you to help you make decisions of where you might want to live, now or in the future.

We are 20 minutes to an hour away from any number of lakes. In another blog I will send you links to 7 lakes right around Windermere Oaks. We are surrounded by lakes and rivers , rolling hills, and the most beautiful old Oak Trees you’ll ever see. We are 30 minutes West of Austin, 2 hrs. to San Antonio, 3 hours to Port Aransas (FRESH SHRIMP UMM), 2 hrs. to New Braunfels, and one hr. to Fredericksburg. As you can see we are just about in the middle of everything fun.

It is really hard to watch the world news anymore because we just don’t feel it in Texas Hill Country. Our economy is amazingly great. I have to tell you, crime is NOT on the rise in Texas because we don’t put up with it!

I will be posting pictures of the hood parties, boating on Lake Travis and different lakes in the hill country where we have visited. Check in with me from time to time for additional information and new pictures.

One more thing – we love Texans.! We haven’t met a stranger here. The folks are friendly, happy and always ready for a hood party. Come and enjoy life with us. By the way, Texans love to drink wine, hee hah!!
