Scott & White turning dirt on new site

Work on the Wayne & Eileen Hurd Regional Medical Center – Scott & White has started “turning dirt,” Marble Falls Development Services officials said this week.

Ground was officially broken for the first phase of the center in November, and at that time Scott & White representatives said dirt would be flying by this month.

“We granted them their grading permit, so they are turning dirt, and turning a lot of it,” said Marble Falls Director of Development Services Caleb Kraenzel.

No more work has been done beyond preparing the site, though. Development Services still has not granted the project the proper permits for the civil and building plans, because they are waiting for a final submission from Scott & White.

My Inaugural Post!

I have lived in Rockport for 6 years and have been in real estate and in retail.  Both of these career paths enabled me to interact with customers/clients and share all of the wonderful happenings in Rockport and the Coastal BendMy Inaugural Post!.  I am currently an agent for Shoreline Real Estate and have decided to start a blog focusing on “what I love about the Coastal Bend” or “Another Day in Paradise”.  My goal is to share information with visitors and locals alike about the real estate market, local happenings, shops, restaurants etc. - enjoy!

Heron’s Roost, Fulton Texas

Heron’s Roost is a picturesque gated community located in Fulton, Texas. Brightly colored, Hardie board homes line the winding streets of the neighborhood. The community is strategically located with a gated entrance on both Highway 35 and Fulton Beach Road. Austin Housing Forecast, 2012

Based on 2011 trends:

Nationally, Texas is ranked # 2 in job growth,

Texas had 227,800 jobs created, at 2.2% growth, Texas Cities had 5 in the top 35.

1. Houston, Sugarland growth was 87,900 jobs, 3.4% growth

2. Dallas/Ft.Worth had 57,300 jobs, 2.0% growth

25.San Antonio/New Braunfels, 10,400 jobs, 1.2% growth

29.Austin/Round Rock/San Marcos, 9,600 jobs, 1.2% growth

32.McAllen/Edinburgh/Pharr, 8,900 jobs, 4.0% growth

 

Austin Apartment Market shows approximately 95% occupancy with 7,787 new starts in the next 12 months. Occuancy rate has increased 2.5% and rents have increased approximately 7% since the last data. Some of these will turn into home buyers because of the increase of rent and lack of available units.

 

Austin MLS Statistics since Nov. 2011 in the single family, condo and townhouses has raised  6.3% from last year a total of 21,057 closings. This does not represent homes purchased/sold that were not in the MLS.

The Active listings as of Nov. 2011 showed 8,054, a 4.6 month supply, Texas single family building permits are at -2,867 annual permits (63,399 permits). Housing prices are<1.6> but on a slight increase from 2010. The closing trend and new home market are about equal.

 

Lake Travis New home market shows 7% starts, Leander is at 22% for new home starts. 43% of annual sales are under $150,000 which is a 16% share, the biggest share of the market is in the $200 – $300K range and is 34%.

 

The new Home construction and finished homes is 1,489 homes under construction, 1,230 homes are finished and vacant. Pretty much equal. What does this mean for houses in the future, we are running out of lots to be built on, we have approximately 3 month supply of lots for new homes.

 

Austin, Texas Hill Country, Central Texas, Spicewood, Bastrop, and all surrounding areas, will be looking for places to build homes. As real estate goes, our areas will be growing, we are still a desired location for retirement, recreation, second homes and investment.

Out of the way places near Fredericksburg Texas

Yes, another road trip!   This time we were seeking fun things to see and do in and around Fredericksburg Texas.  Fredericksburg is 80 miles West of Austin and 70 North of San Antonio in the heart of the Texas Hill Country.

The first place we stopped was Wildseed Farms. We discovered that Wildseed Farms is the largest working wildflower farm in the Nation.  What a gem with over 200 acres of wildflowers in different stages of growth, which includes a viewing area that you can stroll through and get a first hand look.  Their Butterfly Gardens have a huge variety of nectar and host plants for attracting nature’s beautiful winged creatures.  You should plan on spending a couple of hours when you visit.  Parking is free and there is no admission fee.  The nursery is one of the largest in the area and offers a huge selection of plants, pottery and unusual yard art.  Don’t forget the Nature Haus with a great selection of bird feeders and bird baths and other assorted “critter” items.

Remember to mark your calendar:  April is  ”Wildflower Celebration”  month.

Housing forecast for Austin and Central Texas

Area home starts could jump as much as 10% in 2012, expert says

New home construction [in Central Texas] is expected to increase in 2012 for the second straight year, with the number of starts projected to rise 5 to 10 percent over last year’s level, a housing expert said Thursday.

Last year, builders started construction on 6,115 homes, 5 percent more than in 2010, housing industry tracker Metrostudy found in its most recent survey. Demand is coming from continued job, population and household growth in Central Texas, along with sharply higher rents in the current tight apartment market that are pushing more tenants into the single-family home market, Rude said.

This year, Rude forecast that builders will start construction on 6,400 to 6,700 homes — and possibly as many as 7,000 if job growth and the economy continue to improve. Starts have averaged slightly more than 6,200 a year for the past three years, Rude said.

Rude noted that home starts last year were up from 2010 levels in every price range except under $150,000, with the strongest increases in price points between $200,000 and $300,000.

We are at the end of the year, statistics show that there are still good deals to be made, whether you  want a full time home or  second home, investment home or just a vacation home.  Come join us in Central Texas and the Hill Country for views or recreation.

Spicewood is separated by the Pedernales River, (Lake Travis South – LS, and Lake Travis West – LW). I will distinguish between both areas and whether it is waterfront or non-waterfront.

Lake Travis South, Briarcliff, Angle Bay, The Reserve, Thurman Bend area,

Active  – Non- Waterfront – 60 homes available, with the average price of $435,221 with an average price per sq. ft of $148.

Active -  Waterfront -  19 homes available, with the average price of $523,063 with an average price per sq. ft. of $293.

Sold – Non-Waterfront – 68 homes sold since Jan. 1 2011, average price is $334,413 with the average price per sq. ft. of $114.

Sold -  Waterfront – 10 homes sold since Jan. 1, 2011, average price is $473,712 with the average price per sq. ft. of $291.   I did not include waterfront with larger than 1 acre of land.

Since, August 2011, 3 homes on the water have sold, average price per sq. ft is $232.00. This is a 20% reduction(per sq. ft.) from the first of the year, looking for a bargin, NOW IS THE TIME TO BUY.

Lake Travis West, Barton Creek Lakeside, Lakecliff on Lake Travis, Windermere Oaks, Ridge Harbor area.

Active – Non-Waterfront – 59 homes available, with the average price of $524,911 with an average price per sq. ft. of $172.

Active – Waterfront – 14 homes available, with the average price of $842,171 with an average price per sq. ft. of $254. No acreage over 1.5 acres.

Sold – Non-Waterfront – 26 homes sold since Jan. 1, 2011, average price of $318,046 with an average of $118 per sq. ft..

Sold -  Waterfront – 4 homes sold since Jan 1, 2011, average price of $582,500 with an average price per sq. ft. of $204. I did not include homes with more than 1.5 acres.

Since, August 2011, 2  homes on the water have sold for an average of $191 per sq. ft. This is only .06% reduction (per sq. ft.) since the first of the year. Lake Travis West is holding their price point pretty well for the year.
