2013 Outlook for Central Texas Real Estate

2012 was not such a bad year after all.  Austin housing  market has increased 37% in the last 17 months.  Nationally the market only increased 9.6% and statewide only 14.2%.  The Median price in Austin is $199,320.00, nationally is $178,700 and statewide is $161,400 showing that our values are still higher than other areas.

The market still continues strong even though December is a typically slow month, interest rates are still low and we only have 3.4 months of inventory at this point.

Burnet County housing market median Sold price  is  only $124,771 and the median list price is $229,000 with 241 active listings and approximately $138.00 per sq. ft.

Both markets show good thing for the future, there will be a strong seller market in the Austin and surrounding metroplex,    Burnet county has a buyers market with the prices being low.  Both areas have a lot to offer, Central Texas and the Hill Country are still in demand by buyers and sellers.
