The Austin from Austin Multiple Listing report shows that 1,402 single-family homes were sold in the Austin area in January 2013, which is 33 percent more than January 2012, while the total dollar volume of single-family properties sold was $368,289,978, or 55 percent higher than the same month last year. 2013 ABoR Chairman Cathy Coneway explained, “The Austin real estate market showed steady growth in demand throughout 2012 and if the first month of 2013 is any indication, this year looks to be continuing that momentum in a big way.”
The Spicewood area (LS area in Austin MLS), east side of the Pedernales River has 72 active listings, with 17 properties at $1 mil and above. The average price is $969,337.00, $234.50/square foot. The average days on the market is 162. There has been 43 sold properties since September of 2012. The average price is $413,713.00, $146.20/square foot with an average days on the market being 104.
The Spicewood area (LW area in Austin MLS), west side of the Pedernales River has 69 active listings. The average price is $582,203.00, $207.30/square foot and 168 average days on the market. There has been 24 sold properties, average price being $353,506.00, $122.40/square foot and 157 average days on the market.
The properties used were under 10 acres and included waterfront. The west (LW) area has a 200% increase in the market since 2011, the Spicewood fire and the drought has been hard for our area BUT, we have started moving properties and there are great variety of properties available.
